Commercial Stucco Recoating in Suwanee

A faded, patched facade makes a Suwanee shopping center or office building look older than the newer projects nearby. We repair the wall first, then apply a finish coat or elastomeric recoat that renews color and texture across the whole building.

Keeping up with the newer buildings next door

Suwanee has kept building. New mixed-use projects near Town Center and new retail along McGinnis Ferry Road and Lawrenceville-Suwanee Road raise the bar for every older center and office building nearby. Prospective tenants compare, and a facade that is chalky, streaked with years of mismatched patches or stuck in a twenty-year-old color scheme loses that comparison.

A recoat is usually the most cost-effective way to close the gap, because it renews the whole building without removing the stucco or EIFS. It only works on a sound wall, though. Recoating over wet sheathing, open cracks or failed sealant traps the problem and puts a fresh coat over it.

So every recoat we price starts with a survey. We probe for moisture, mark cracks and failed joints, and repair those first. Then the surfaces are cleaned, any chalk or mildew removed, and the right product applied: a cementitious or acrylic finish coat to renew texture, or an elastomeric coating where hairline cracking needs to be bridged. Color changes are sampled on the building so owners and boards approve the real thing, not a paint chip.

What we apply

Commercial recoat and finish work

Every finish project starts with the same check: is the wall underneath dry and sound? After that, it is about the look the property needs and how the wall needs to breathe.

Whole-building recoats

A new finish or coating applied corner to corner on every elevation, so old patches, stains and uneven fading disappear.

No lap marks mid-wall

Color changes & rebrands

A new color scheme for a repositioned shopping center, a new tenant’s brand standards or an office building heading back to market.

Sample areas approved first

Elastomeric recoats

Thick, flexible coatings that bridge hairline cracks and shed water, used on walls that have been tested and are dry behind the finish.

Only over a dry wall

Breathable coatings

Vapor-open coatings for hard coat stucco walls where trapping moisture would do more harm than good.

Lets the wall dry

Condo & HOA reserve projects

Recoats planned around a reserve study and budget, phased by building or elevation, with a written scope the board can approve.

Itemized for the board

EIFS finish renewal

Recoating sound EIFS with a compatible finish after joints are replaced and damaged areas are repaired.

Joints replaced first

Choosing the right finish for the facade

Acrylic finishes give an even color, flex more than cement and hold color well, and they are the usual choice for renewing EIFS. Elastomeric coatings go on thicker and bridge fine cracks, which suits weathered stucco on condominiums and apartment buildings, but they slow drying, so we use them only where the wall has been tested and is dry. Breathable coatings let hard coat stucco dry out where vapor would otherwise be trapped.

We tell you which option fits each building and why, and put it in the written scope. Before a full recoat we prepare sample areas on the building so the owner, board or brand manager sees the color and texture in daylight before committing to every elevation.

Our process

How a commercial recoat works

Most of the result is decided in the prep. A coating bonds only as well as the surface it goes on, and an occupied property needs a plan as much as a crew.

Test & document

We take moisture readings, sound for loose or hollow areas and look at every joint, window perimeter and penetration before recommending a finish.

  • Readings by elevation
  • Delamination checked
  • Photo documentation

Scope, samples & phasing

You get an itemized scope that separates repairs from finish work, sample areas for approval, and a phasing plan around tenants, residents and business hours.

  • Repairs priced separately
  • Samples approved on site
  • Phasing for budgets

Prep & recoat

Walls are cleaned, cracks and failed sealant are repaired, glass, storefronts and landscaping are masked, and the finish goes on corner to corner.

  • Wall washed & dried
  • Entrances kept open
  • Daily cleanup

Planning a recoat for leasing or reserves?

We will check whether the facade is sound enough for a recoat and put the options in a written scope you can take to ownership or the board.

Facade refresh in Suwanee

Repositioning older Suwanee properties

For owners repositioning a center, office building or apartment community in Suwanee, the facade is often the most visible part of the plan.

We work with owners and asset managers who are re-tenanting a center, rebranding a community or getting a building ready to sell. A recoat paired with new sealant, updated trim colors and repaired signage bands can make an older Suwanee property look current, and it can be phased so tenants stay open and residents are not all disrupted at once.

Color changes

Full-building color updates, sampled on the wall for owner and board approval.

Hairline crack bridging

Elastomeric coatings over repaired walls to bridge fine cracking.

Unified finish

One consistent texture and color over years of patches and spot repairs.

Questions & answers

Recoating questions in Suwanee

What Suwanee owners, managers and boards ask before a facade refresh.

Does changing our building color in Suwanee need approval?
It might. Properties inside the City of Suwanee, especially near Town Center and Old Town, may be subject to design standards, and associations have their own rules. Check with the City of Suwanee and your board before finalizing colors.
Is a permit needed to recoat a Suwanee building?
A recoat alone usually is not permitted work, but repairs done alongside it may be. Check with the City of Suwanee or Gwinnett County for your address.
Can you recoat EIFS as well as stucco?
Yes. EIFS takes compatible acrylic finishes and coatings. We confirm compatibility with the existing system before specifying a product.
How long does a recoat last?
It depends on the product, the exposure and how well the wall was repaired underneath. A recoat over a properly repaired, dry wall performs far longer than one applied over hidden problems.
Can you work while our tenants are open?
Yes. We phase by elevation, protect entrances, walkways and parked cars, and schedule spraying around business hours and wind conditions.
