Tight sites, tight sequences
Much of Suwanee’s new commercial construction is infill: mixed-use buildings near Town Center and Old Town, retail pads on Lawrenceville-Suwanee Road and McGinnis Ferry Road, medical offices and multifamily along Peachtree Industrial Boulevard. Those sites tend to be small, close to active streets and neighbors, and short on laydown space, which puts real pressure on how the cladding trade is scheduled.
The order of work decides whether a facade leaks. Windows have to be flashed into the weather barrier before lath or foam goes on. Roofing kick-outs and wall flashing have to be in before the wall is closed. Sign blocking, light boxes and mechanical penetrations need to be located before the finish coat, not cut in afterward. When trades arrive out of order, the cladding contractor ends up covering details that were never made watertight.
We work as part of the GC’s team. We review the wall sections and window details before mobilizing, flag conflicts early, walk the openings with the window installer and roofer, and sequence elevations so scaffolding or lifts move once. Our crews stage materials to fit the site, keep the work area clean for adjacent tenants and the public, and leave every inspection point ready to review.

Hard coat or EIFS for your project
Most commercial projects are specified for either three-coat portland cement stucco or a drainable EIFS, and some use both on different elevations. Hard coat stucco is a dense, impact-resistant cement finish built over a weather barrier, lath and weep screed. EIFS adds a layer of insulation board behind a reinforced base coat and finish, and makes larger foam profiles and cornices practical.
Whichever system is specified, the parts that decide whether the wall stays dry are the same: a continuous weather barrier, flashing at windows, parapets and roof-to-wall transitions, control or expansion joints where the design calls for them, and sealant at every termination. When we review your documents, we point out details that conflict with the system manufacturer’s requirements so they can be resolved before the bid is final, not during construction.
| System | Build-up | Often used on |
|---|---|---|
| Three-coat stuccoHard coat | Barrier, lath, scratch, brown, finish | Ground floors, high-traffic walls |
| Drainable EIFS | Barrier, insulation board, mesh, finish | Upper floors, large elevations |
| Foam profilesCornices, bands | Shaped foam, base coat, finish | Parapets, towers, accents |
| Combined facadesStucco and EIFS | Each system to its own spec | Mixed-use and retail |

Working with Suwanee GCs and developers
Suwanee projects often sit within steps of open businesses, busy sidewalks and public spaces, and the cladding schedule has to respect that.
Near Town Center and Old Town, deliveries, scaffolding and spray work all have to fit around pedestrians, restaurant patios and events at the park. Along the I-85 and Peachtree Industrial corridors, sites are larger but traffic and access windows still shape the plan. We build those constraints into our schedule from the first meeting, and coordinate early with whichever building department, City of Suwanee or Gwinnett County, has the project.
