Built to drain

Suwanee’s next buildings should drain

Much of the EIFS that needs restoration in Suwanee today was installed as barrier cladding. New work does not have to repeat that. A drainable EIFS assembly puts a fluid-applied or sheet weather barrier on the sheathing, then adheres the foam with vertical ribbons or a drainage mat so any water that gets past the surface has a path down and out at the base.

That approach suits the projects we see in and around Suwanee: infill and redevelopment near Town Center and Old Town, outparcels and pad sites on Lawrenceville-Suwanee Road and McGinnis Ferry Road, additions to office and flex buildings along Peachtree Industrial Boulevard, and re-clads of tired facades that owners want to modernize.

We detail the parts that decide whether EIFS lasts: sill pans and head flashing at windows, back-wrapped terminations, starter tracks at grade with clearance from soil and pavement, kick-out flashing where walls meet roofs, and sealant joints against the base coat. Foam bands, cornices and reveals are cut and installed to the drawings, and the finish is sampled for color and texture before the wall is coated.

What goes into the wall

Every layer of a commercial EIFS facade

Each layer has a job. Skip one and the facade leaks, cracks at the openings or fails at its edges.

Weather-resistive barrier

A liquid-applied or sheet barrier over the sheathing, lapped into window, storefront and roof flashing, is the facade’s real waterproofing.

The layer that keeps it dry

Drainage & adhesive

Insulation board is set in vertical ribbons of adhesive so water behind the foam drains down and out at the base of the wall.

A path out for water

Insulation board

Foam board fitted tight, staggered at corners, rasped flat and kept clear of grade, sidewalks and paving.

Continuous insulation

Mesh & base coat

Reinforcing mesh fully embedded in the base coat, with diagonal patches at openings and heavier impact mesh at entrances and ground-floor walls.

Strength where traffic hits

Sealant joints & terminations

Expansion joints at floor lines and sealant with backer rod where EIFS meets windows, storefronts, copings and other cladding.

Joints planned, not added

Cornices, bands & profiles

Foam cornices, banding, window surrounds and parapet caps shaped and coated as part of the same system, with sloped tops.

Which cladding?

Choosing EIFS or hard coat stucco

Both can deliver the same look, but they are built differently. Drainable EIFS is lighter, adds continuous insulation outside the framing and makes cornices, bands and architectural shapes easy to form in foam. Hard coat stucco is harder at the surface and stands up better to carts, bikes and vehicles at ground level. Many commercial buildings use both: hard coat or impact-reinforced EIFS at the base and standard EIFS above.

We walk owners, architects and general contractors through the trade-offs, including how the wall meets windows, storefronts, roofs and other cladding such as fiber cement. If three-coat stucco is the better fit for part of the building, we install that too.

Our process

How a commercial EIFS installation comes together

Schedules depend on wall area, access, weather and cure time between coats. We set the sequence with you or your general contractor before mobilizing.

Review & sequence

We review drawings and the specified system, flag flashing and joint details that need answers, and sequence our work with the window, storefront and roofing trades.

  • Details reviewed early
  • Trade sequencing set
  • Access planned by elevation

Barrier, flashing & board

We check the sheathing, apply the weather-resistive barrier, flash openings and roof lines, then set insulation board in drainable adhesive and rasp it flat.

  • Sheathing checked first
  • Kick-outs at roof lines
  • Foam kept above grade

Base, finish & seal

Mesh is embedded in the base coat, the finish goes on in continuous sections, and sealant joints are installed at every termination.

  • Openings reinforced
  • Finish without lap lines
  • Sealant with backer rod

Bidding a project or planning a re-clad?

Bring us in before the walls are closed up. Flashing, joint and window details are easiest and cheapest to get right on paper.

New EIFS in Suwanee

Shaped details for Suwanee’s newer architecture

Newer Suwanee commercial and mixed-use buildings lean on cornices, bands and trim profiles, and EIFS is often how those details get built.

Foam profiles are light and can be shaped to almost any design, which is why architects use them on mixed-use buildings, retail pads and medical offices in and around Suwanee. The shapes are where water sits, though, so we slope the tops of bands and cornices, mesh-wrap them fully and flash them where they meet windows and walls.

Cornices & bands

Foam profiles with sloped tops and full mesh wrap so they shed water instead of holding it.

Drainable assemblies

Weather barrier, drainage plane and back-wrapped edges on every new wall we install.

Schedule coordination

Work sequenced with framing, windows and roofing so details are flashed in the right order.

Questions & answers

EIFS installation questions in Suwanee

What developers, general contractors and owners in Suwanee ask about new EIFS.

Who handles permits and inspections for EIFS on a Suwanee project?
The general contractor or owner usually holds the building permit. Whether it is issued by the City of Suwanee or Gwinnett County depends on the site location, so check with the right building department early. We coordinate our work with the inspections they require.
Are there design requirements for new facades in Suwanee?
Projects in and around Suwanee Town Center and Old Town may need to meet city design standards for materials and colors. Check with the City of Suwanee during design; we can provide samples and product data for that review.
What makes EIFS drainable?
A weather barrier on the sheathing and a gap or channel behind the foam that lets water drain to a weep at the base. It turns EIFS from a single surface barrier into a wall with a backup.
Can you install EIFS over an existing facade?
In some re-clad projects, yes, once the existing wall and sheathing are confirmed sound and dry. We assess the substrate first.
How do you price EIFS installation?
From the drawings or a site walk: wall area, foam thickness, profiles and trim, access, finish and schedule. The quote is itemized.
